Helpful tips when selling your home
Are you thinking about selling your home? Even in this Sellers’ market there are things that you can do to help with the sale of your home and even increase the value. Here are some of my tips for selling your home:
- Remove some of the personal affects around the home. Allow the buyer to imagine their own items in the home and how they would set it up.
- Consider a home stager to help with the best furniture placement to enhance your home and appeal to a wide range of buyers.
- Focus on the kitchen. This is an integral part of the home and important for most buyers. Reduce the clutter in the kitchen, clear countertops and ensure it’s as clean as can be.
- Consider hiring a professional cleaner before listing to clean all the nooks and crannies, or to clean those more difficult and larger tasks like cleaning blinds or baseboards and walls. These small touches will be welcoming to a potential buyer and show that you care for the home.
- Reduce clutter in the closets. When cleaning, don’t just stuff everything behind a door. Buyers will look to see what kind of storage is available and you don’t want to appear to be too full.
- Brighten up the space, pull back curtains, open up blinds, and let in as much natural light as you can. Add a tasteful lamp in any dark corners to brighten up the area.
- Minor improvements can help a buyer's impression and add value to a home. Get a new fresh coat of paint on the walls. Clean the curtains or go buy some inexpensive new ones. Replace door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout.
What is the number one best tip?
The first impression is the only impression
No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression. It’s important to make people feel warm, welcome and safe as they approach the house. Spruce up your home’s exterior with inexpensive shrubs, brightly colored flowers, fresh paint, etc. You can typically get a 100-percent return on the money you put into your home’s curb appeal. Entryways are also important. You use it as a utility space for your coat and keys. But, when you’re selling, make it welcoming by putting in a small bench, a vase of fresh-cut flowers or even some cookies.
Make sure everything is neat and tidy for a buyer to walk in and get a great first impression of your home!
