This red-hot market continues and we are seeing that activity migrate from urban centres to more recreational areas as well. Interest in rural areas and properties is growing. 


The pandemic has seen some home-buying trends shift as inventory challenges and work from home abilities see an uptick in the recreational areas and markets across Canada. This growing demand is putting some pressure on prices in these areas while still seeing low inventory. Areas like Tofino and Ucluelet are experiencing this currently. 


Buying a cottage, cabin or waterfront property is on the Canadian dream list. Hanging out on the dock, drinking coffee overlooking the water, afternoons in the sun - the appeal is there. Most people seek a recreational property within 2 hours of a major city but up to 3 hours is still considered reasonable. This is one of the reasons the Central Vancouver Island area is so desirable! 


If you are thinking about a recreational property, consider these questions: 


• Do you want a year-round recreational property, or a seasonal/summer home?


• Will you be hosting extended family, friends or renters?


• Do you want Internet connectivity, or are you going offline?


• Do you seek seclusion, or wish to be part of a community?


• Do you require electrical and indoor plumbing, or are you “roughing it”?


• Do you need a boat house and dock?


 


Another very important consideration of recreational property buyers aside from the budget of the home, is the associated costs such as:

• Property tax


• Utilities


• Maintenance


• Commuting costs


• Use and entertainment
